There are a number of Solicitors and Estate Agents based locally in Angus who can help you buy a property in the area.
A Solicitor can help you arrange mortgages, prepare survey and valuations and arrange various insurances. Using a local property centre is advisable: their Solicitors know the opportunities and pitfalls associated with buying in the area.
- Contact a Solicitor as soon as you decide you want to buy a property. They will guide you through arranging mortgages, instructing surveys, submitting offers and settling the purchase.
- Arrange your finances. There are different kinds of loan available and most Solicitors will provide independent financial advice about which loan to take and how to repay it. Otherwise the Law Society of Scotland is happy to help you find reliable independent advice. Beware those recommending a particular lender or loan repayment scheme.
- When you find a suitable property, have it surveyed. If the valuation is acceptable, your Solicitor will submit and offer and try to negotiate a price which is acceptable to you and the seller. If someone else wants to buy the property, then the sellers will fix a “closing date” when both purchasers will put forward their best offer.
- The seller will almost certainly accept the best offer. If your offer is accepted, your Solicitor should be able to complete the binding contract without delay. This is why it is important to have financial arrangements in place.
- The contract will specify the “date of entry”, when the price has to be paid to the seller in exchange for the title deeds and the keys. By this time your Solicitor will have carried out all the technical conveyancing work. All that is left to do is sign the loan documents, pay the balance of the purchase price and get ready to move in.
