Angus boasts a superb range of high quality housing that offer good value for money. A good roads network makes the towns of Angus and the neighbouring cities within easy reach for commuters, while a safe and secure environment, good schooling, and excellent amenities give added value to property. From a one bedroom flat to a spacious family home, in the town centre or in the heart of the country, the cost of private housing in Angus is consistently 15% below the Scottish average.
In Angus, the average house price is £78,000, according to the latest available house price statistics, issued in May 2004. These statistics provide a median price for houses in both town and rural communities across Angus which, in turn, provides useful information about local variations in the housing market in Angus.
In May 2004, the median price for Arbroath was £57,250; Brechin was £58,000; Forfar was £56,478; and Montrose was £55,000. In Kirriemuir, the new build market has been very small, with sales prices just below the Angus average. The median price for all houses sold in Kirriemuir in 2003 (the latest available date for which information is available) was £42,600.
However, elsewhere in Angus house prices where residents commute to Dundee are generally higher than elsewhere. In general, towns with close proximity to Dundee, such as Carnoustie and Monifieth, have higher house prices. The median price for Carnoustie in May 2004 was £84,500 and in 2003 (the latest available date for which information is available) the median house price in Monifieth was £99,556.
The new build housing market is largely responsible for responding to a demand for housing within commutable distance from Dundee and other business and commercial centres in Angus. Infrastructure restrictions have affected the availability of sites for development for new build, although work is underway to alleviate some of the problems.
